Consultation.

Whether hired by the current homeowner or their Real Estate Agent, I meet with one or both at the home. I walk the property, and take photos indoors and out. I will verbally go over my suggestions at the time of that meeting. I then provide an in-depth recommendation, a Staging Plan,  in prioritized order of updates, repairs, editing of furniture and accessories, paint suggestions, and outdoor upgrades if needed. The staging plan includes areas that the homeowner will handle themselves, including but not limited to packing away all personal items, small accessories, extra furniture that won’t be used for the actual staging, cleaning the house, and curb appeal.  The Staging Plan includes photos of all areas to be staged. It will include a list of expenses such as movers fees, furniture rental, and supplies that will need to be purchased.

Staging an occupied home.

It is my goal to use much of the homeowner’s furniture after the edit. Staging plan in hand, the homeowner will have their list of homework to accomplish before the staging day. Staging day I will bring along soft goods, accessories, and any furniture pieces that I have chosen to work with.

Staging an unoccupied home.

The goal is to create spaces that the new homeowner can see themselves living in. Depending on the home, the staging plan will determine the list of updates for the homeowner. Once the updates are accomplished, I will then bring in my team of movers, furniture, accessories, and soft goods that I have chosen for the home.

Minimum three rooms, kitchen, master, and bath. Outdoor front entry included.
